Owners of Campus 244 want to build a mixed-use development with residential, hotel, retail/F&B, and office uses on a 13-acre tract of land.

According to an application submitted to the City of Dunwoody, the construction would require the land, now classified as Office-Institutional (O-I) to be rezoned as Planned Development (PD).

The application, submitted by Georgetown Perimeter I, LLC, proposes 600,000 square feet of office, 400,000 square feet of multi-family residential, 150,000 square feet of hospitality space, and 50,000 square feet for food and beverage/retail.

A letter filed by Laurel David of the Galloway Law Group said the rezoning is “consistent with the spirit and text of the city’s 2045 Comprehensive Plan.”

Before the application can go forward, it has to be reviewed by the Georgia Department of Community Affairs, according to Dunwoody city officials. Information filed by Georgetown indicates it is looking toward a 2030 completion date.

The developers held a community meeting on Feb. 5, with only one person attending, Michael Starling, the city’s director of economic development.

Campus 244 has already developed 12 acres of the available land, which includes 380,000 square feet of workspace, an on-site 150-key Element by Westin hotel, the newly opened Stäge Kitchen & Bar, CT Cantina & Taqueria, and green spaces.

Office tenants, Transportation Insight and Insight Global, have signed long-term leases in a building that formerly housed the headquarters for Gold Kist.
