The plan for a 31-unit townhome project at 6555 Roswell Road in Sandy Springs was recently withdrawn, but will soon return under a new developer. A preliminary community meeting is slated for June 27.

PulteGroup proposed the project earlier this year for a narrow lot just south of the Abernathy Square shopping center, between a Zaxby’s and a Steak ’n Shake. The plan got resistance from neighbors for density and screening issues. But the biggest challenge appeared to be how the entrance would work along with an unusual double driveway already there to serve the Zaxby’s.
PulteGroup was unable to work out that issue, but a new applicant, Marietta-based InLine Communities, thinks it can, said attorney Pete Hendricks, who represents both companies. The Sandy Springs City Council on June 21 approved PulteGroup’s request for a withdrawal of its rezoning request so that InLine can move forward.
The pre-filing meeting for InLine’s version of the townhome plan is slated for Mon., June 27, 6:30 p.m. at the Sandy Springs United Methodist Church parlor, 35 Mount Vernon Highway NE.
I doubt it meets the definition of a prohibited “flag lot” and the amount of traffic added to Roswell Rd for residential use would likely be a fraction of the traffic added if there were to be a commercial use for that land. There are a lot of very good reasons for the five or six neighbors to the rear of this property and most directly affected to work cooperatively with developers to lock down a more compatible use for this property.
