
The surface parking lot in front of the Darlington Apartments on Peachtree Road will become home to a new state-of-the-art, 75,000 square foot medical office building.
Located at 2025 Peachtree Road in south Buckhead, a groundbreaking for the five-story Darlington Medical Center is scheduled for June with opening planned for March 2020. The site is just across the street from Piedmont Atlanta Hospital and the Shepherd Center. CBRE’s First Vice President Heather Lamb is leading the leasing and marketing of the building for the owners.
Residents of the Darlington Apartments, a fixture on Peachtree Road since 1951 and home to the iconic Atlanta Population Sign, were evicted last September by Varden Capital Properties, which is currently renovating the building. With some of the cheapest rents in the city – studios and one-bedrooms ranged in price from just over $600 to around $800 per month – crime was rampant at the building, which had fallen into major disrepair.
Atlanta has seen a surge in medical office activity, with the third highest amount of medical office deliveries in the U.S. in the last year. Even with added inventory, vacancy among medical office space remains the same, illustrating the market’s demand for this type of office space.
“Being an Atlanta native and Atlanta based developers, we have grown up with two distinct landmarks in this part of Buckhead, Piedmont Hospital and the population sign,” said Jay Gipson, of the project developer The Gipson Company. “This specific site is in the process of being remade. It made perfect sense for us to put a modern and architecturally distinct new medical building that will add to the amazing skyline changes that Piedmont Hospital and The Shepard Center have started.”
