Brookhaven City Council members are scheduled to hear next week from Third and Urban about the phased development of Corporate Square, a project to convert the 32-acre office park into housing, retail, and restaurants.

A project years in the making, Third and Urban is now under contract on the land for an undisclosed amount. The office park sits on the I-85 southbound side at the North Druid Hills Road exit. The current site consists of eight office buildings and accessory buildings totaling approximately 650,000 square feet.

The mixed-use development proposal for Corporate Square would encompass 1,970 housing units, 350 hotel rooms, and 30,000 square feet of retail. However, the city’s Buford Highway Activity Nodes Master Plan calls for more housing, fewer hotel rooms, and almost double the proposed retail space than the plan offered by Third and Urban.

The city’s zoning ordinance requires all new developments to reserve at least 10 percent of the dwelling units as workforce housing.

According to the plan, Third and Urban said a housing study shows that at full development, DeKalb County schools estimates the project will generate 191 students. A sewer capacity analysis must be submitted to DeKalb County Watershed Management prior to the land disturbance permit process.

The Brookhaven Planning Commission, who heard the presentation in February, is recommending the city council vote to approve rezoning from M (Industrial) and O-I (Office-Institution) to MPD (Master Planned Development) to allow for a mixed-use development, as well as approve variances to increase curb cuts, widen streetscapes, and add open spaces.

Planning Commission members recommended an amendment to the plan: include three types of units, and change the plan so that at least 50 percent of the townhomes have fewer than four bedrooms.

A vote will take place on Tuesday, April 22 at 6:30 p.m. at Brookhaven City Hall.
