Park Center II and III, the Southeast hub for State Farm, is for sale, according to multiple media outlets, totaling 1.1 million square feet, which could net up to $450 million.
The properties, built for State Farm starting in 2014, are fully leased to the insurer and have 10 years and $527 million of rent remaining on their lease.
Dunwoody Economic Development Director Michael Starling provided more details on the possible sale of the buildings.
“KDC is listing the approximately 1.1 million-square-foot State Farm campus for sale, specifically Building 2 and Building 3,” Starling said in a statement to Rough Draft. “Building 1 is owned by a South Korean Bank. While the property continues to be commonly identified as the State Farm campus, the office buildings have not been owned by State Farm for many years.”
The potential real estate transaction does not affect State Farm’s employment at the campus or its ongoing operations in Dunwoody, he added.
“State Farms leases extend beyond 2035, and our latest conversations with them have been centered on increasing return-to-work for the nearly 7,000 employees who work out of the Atlanta Hub,” Starling said. “Office properties are investment assets and, like other commercial real estate, are routinely bought and sold by owners as market conditions and investment strategies evolve.”
State Farm broke ground on the campus for its first building in 2014, with workers occupying the building starting in 2017. The second tower was completed around late 2019, and the third tower finished construction by 2021.
The pandemic deeply affected many of the retailers, specifically restaurants located on the ground level of the campus. Del Frisco’s Double Eagle Steakhouse in State Farm’s Park Center tower closed in early 2024, and in 2025, Iron Hill Brewery shut its doors at all of its locations around the nation, including the Dunwoody location, after declaring bankruptcy. A new Brazilian steakhouse, Adega, is slated to open in its place.
Nearby Louisiana Bistreaux, and Yao Atlanta remain in business, as well as newly opened Kruathaia Thai Kitchen and Craft Bar. Right around the corner at Campus 244, two restaurants have opened within the last few years – CT Cantina & Taqueria and Stäge Kitchen.
